How does the Certified Pre-Owned pre-listing home inspection program work?

First, you or your real estate sales professional contacts A-Pro to arrange a pre-listing inspection. Then, we take you through the fast, easy process:

A)   First off, we discuss a key benefit of the plan. The guarantee is fully transferable to the buyer. Naturally, since the transferability acts as a great reassurance against buyer remorse, these guarantees considerably boost home marketability.

1. 120-Day Guarantee: Following the 500-point home inspection, A-Pro issues a FREE 120-day guarantee covering mechanical, roof and structural elements.

B)   A-Pro completes the inspection and leaves behind at the home an A-Pro report reference book with all pertinent data. This is displayed for prospective buyers to review during open houses and showings.

C)  Within 2 business days after the inspection, A-Pro e-mails a draft Summary Report to the seller and the real estate professional.

D)  The seller and the agent approve then the draft via email or phone. Naturally, any comments and questions will be welcomed and promptly responded to by A-Pro.

E)   Upon your approval, A-Pro will print and deliver up to 50 copies of the Summary Report for the seller to distribute to prospective buyers at your discretion.If the seller chooses to make improvements to the home, any receipts for work completed can be attached to the Summary Report. Or, the seller may ask us to hold off on printing the 50 copies. We will revisit the home after the work is completed, then revise the A-Pro reference book and Summary Report accordingly.  The fee for this (typically about $150) will be based on the travel time, time spent on site, and time spent revising the Report and Summary Report. At that point, the 50 copies will be delivered to the seller’s designated location the next business day.

F)   Prospective buyers will be able to pick up a copy of the Summary Report at open houses or showings.

G)  At no cost to the seller, A-Pro can also post the Summary Report on a private web page, so that prospective buyers may view it.

 H)  The trademarked use of the “Certified Pre-Owned Home™”, Summary Report and free yard sign can be referenced in listings, on feature sheets, on web sites, in advertisements, on lawn signs, etc. The web page address for the Summary Report can be included in any of these.

I)    When the home is sold, the A-Pro reference book and the summary report can be transferred to the buyer.

J)    The buyer may engage A-Pro to perform a walk-through inspection, and discuss the findings with the buyer. (Fee of approximately $150 is typical) This creates the contractual relationship between A-Pro and the buyer.

FAQ

What if the buyer wants their own inspection? That is fine, but unnecessary because the A-Pro report is guaranteed to the new homebuyer, thereby eliminating the need for an inspection (especially one with no comparable guarantees). The guarantee is transferred after the walk-through.

What is the time frame for the completion of the summary reports? Typically, turn-around time is within 2 to 3 business days after the original inspection. The day after the inspection we send you an e-mail, which gives you a chance to review the summary report material before we print the final copies. After you review the material and provide authorization, we print and deliver the summaries.

 

What if I need the summary reports sooner? Depending on the seller’s location, a faster turn-around time may be possible. The CHI Inspector can advise you on this matter.  

 

How are the summaries delivered to me? We courier the summaries to the destination you designate. Typically we use Priority Mail. 

 

What if I would like to request more than 50 copies of the summary report? No problem. We provide up to 20 extras at our cost.

 

What if I would like to use my own picture(s) for the front page of the summary? Again, no problem. You merely e-mail any picture(s) to us. The pictures must be at least 150dpi, 800×600 pixels, and no more than 300kb each.  Questions about sending, or picture type(s)? Just contact us. 

 

Question: What if I would like to use your picture(s) on my website, listing, etc.? Many agents have used our pictures on their MLS listings. Just let us know, and we’ll email you any photos we have of the property… at no charge.

 

What if I want to take the A-Pro reference book with me when I leave the property? Since the book is useful only to the buyer, you should leave it behind at the home. You will get a new copy of the A-Pro reference book when we inspect your next home. If for any reason you should want a book before then, it’s available for $45.

 

What about my privacy? Since the report is being used to market your home, as part of the inspection agreement with A-Pro, you have implicitly consented to make public the report details.

 

What if a prospective buyer wants to get a walk-through inspection before buying the property? This is available for a fee of approximately $150. The buyer cannot take the A-Pro reference book with the full report inside, because it is still on display at the home. Prospective buyers who purchase the walk-through may purchase a copy of the A-Pro reference book for an additional $75 if desired. (Remember though, that the buyer will receive the copy on display in the home when he or she buys the property.)

 

If the new homebuyer has the $150 walk-through completed, does the liability of the report get transferred into the new buyer’s name? Yes. When you have our walk-through inspection, the new homebuyer becomes our client, and as such, the transfer of liability gets put into your name.

 

What if I have repairs or improvements done after the original Pre-Listing Inspection? Can we record these repairs/ improvements on the summaries and A-Pro reference book report? Most sellers address these repairs and/or improvements with any buyers by including the work order receipts with the report and summaries. This is the fastest way to include the updates. For us to note the repairs/improvements on the summaries and A-Pro report, we have to revisit the property and make our updates. There is a small fee involved for this update (please call us for further information). We are then able to update the summaries and report.
